Thanks! en-us http://beauforthomenews.com/post/2760074/new-construction-selling-in-beaufort- New Construction Selling in Beaufort! <p><span><strong>New Construction Selling in Beaufort!</strong></span><br><br><span><span>The new year is bringing lots of sales in the new construction segment of the Beaufort South Carolina market!</span><br><br><a href="http://www.mlsfinder.com/sc_bcar/scottbingham/index.cfm?action=newsearchsession&subdivision=Somerset%20Point" title="Somerset Point">Somerset Point</a></span><span> is leading the way with at least 4 closings and several more slated to close soon.  Price ranges there are falling between $199,900 and $259,900.  <br><br>There is also some great in fill construction in the Nickles Place subdivision just off Holly Hall Road like this house at </span><a href="http://www.beauforthometeam.com/6KatelynsWay" title="6 Katelyns Way">6 Katelyn's Way</a><span>.  This new home will be done in<a href="http://www.beauforthometeam.com/6katelynsway"><img title="6 Katelyn's Way" src="http://images.trulia.com/blogimg/7/8/e/d/151661_1327517351849_b.jpg" alt="6 Katelyn's Way"></a> early February, has great schools, and sits on a pond front lot.  Coming in at $205,000, it will probably be under contract before it's finished.<br><br>Getting off the island, </span><a href="http://www.mlsfinder.com/sc_bcar/scottbingham/index.cfm?action=newsearchsession&subdivision=Liberty%20Point" title="Liberty Point">Librety Point</a><span> probably leads the way with at least 3 closed and 10- yes 10!!- under contract!  The prices in Librety Point start at just $149,000- a price point that has a lot of appeal!  <br><br>Over in </span><a href="http://www.mlsfinder.com/sc_bcar/scottbingham/index.cfm?action=newsearchsession&subdivision=Shadow%20Moss" title="Shadow Moss">Shadow Moss</a><span>, there are new homes starting at $170,000 as Centex begins a new phase.  There are also several resales in Shadow Moss.<br><br>Finally, D.R. Horton is building over in </span><a href="http://www.mlsfinder.com/sc_bcar/scottbingham/index.cfm?action=newsearchsession&subdivision=Live%20Oaks" title="Live Oaks">Live Oaks</a><span>, near Battery Point.  There are some great prices there too, starting at $184,000.<br><br>This isn't meant to be an exhaustive list of every new construction project, but these are certainly some separate tub and shower.  Plenty of room for two to get ready for the day without tripping over each other.  The master closet has room even fo the husbands clothes!  Wow!</span></p> <p><span>The other two bedrooms are on the other side of the house which helps with interior privacy.  The front bedroom has a door to the guest bath making it a perfect office or guest room.  Both of the bedrooms Lowball Offers are Wild Pitches in Real Estate Negotiations <p>This was just such a great analogy, especially after I stayed up watching Game 6 of the World Series last night Epic game, even if the wrong team won.  Read on, and thanks and a tip o the hat Annie Holdreith!</p> <div>Via <b><a width="125">Let's say you are a buyer and you have found a house that meets your needs and its listing price is in your financial comfort zone.  You have reviewed recent comparable sales for like properties.  You have established what you think the value of the home is.  You are armed with a pre-approval if you are going to seek financing or have copies of statements verifying liquid funds if you are paying cash.  You are ready to make an offer and open good-faith negotiations for the house.</p> <p>Okay, so stop for a moment and think of yourself as a pitcher...a baseball pitcher.  Think of the seller as the batter at the plate.  The catcher's mitt is like the comps - the target you are aiming for.  Are you with me?</p> <p><img title="Be the Pitcher!" src="http://activerain.com/image_store/uploads/7/3/9/4/6/ar131973580764937.JPG" height="175" alt="imamanhassetrealtr" width="175"></p> <p>Pitchers have more than one pitch.  Each pitch is used for a different strategy.  Offers are the same.  You can make a full-price offer with super strong terms - a fast ball pitch down the middle of the plate.  If a house is priced at market value and there is strong competition from other buyers, your fast ball is the best option.  And you may have to go over the ask...that is put a little extra on that pitch!</p> <p>You can make an offer somewhere at the bottom of the zone of established value.  That is like throwing a slider or a breaking ball low and inside...if it is interesting enough (strong terms like a high percentage down, no mortgage contingency, waiving of inspections), the seller will take a look at that pitch and may swing (a decent counter offer comes back to you) or a check swing (no or low counter offer).</p> <p>Or, you can combo up some strong terms with a sensible value price...that's like throwing a knuckleball in the strike zone and let the seller make contact.  Get the ball in play and see if you can reach agreeable terms and price for both sides.</p> <p><img title="The seller is the batter!" src="http://activerain.com/image_store/uploads/4/0/9/3/0/ar131973588903904.JPG" height="175" alt="imamanhassetrealtor" width="175"></p> <p>Lately, I am seeing too much of the dangerous pitch choice...the wild pitch.  Lowball offers are like wild pitches.  Wild pitches are so far out of the zone, the catcher doesn't see it coming, can't catch it and the batter is puzzled and trying not to get injured.  Same thing with lowball offers.  They insult the seller, confuse the agents about your motivation and there is no basis in anything concrete to support the offer.  Pitchers who pitch wild pitches get pulled.  The seller reacts the same way by making no counter offer and saying "NEXT!" and some other choice words I cannot type here.  Your wild pitch of an offer has set a tone for the negotiation and vicariously painted a picture of yourself as being opportunistic, or unrealistic or not serious.  If the seller is able to remain calm and let you make an improvement, you are lucky.  But the damage has been done.  You have left the door wide open for another buyer to come in and give the seller incentive to listen more closely to them as direct response to your lowball offer.</p> <p>So, when you are ready to make an offer think of yourself as a pitcher with a choice of pitches.  AVOID WILD PITCHES.  Study your target.  Get that offer over the plate and give the batter something to look at and consider swinging at!  If you can put the ball in play, you are on your way to buying a sales were under $299k, and the price ranges above that were languishing.<br> <br> This is certainly good news for the 30% of our market that is priced over $300,000!  The neighborhoods like Christine Place, Coosa Point, Pleasant Point, <a href="http://www.beauforthometeam.com/BatteryShores" title="Real Estate Market Beaufort SC">Battery Shores</a>, Battery Point, and Habersham can certainly use the shot in the arm.  <br> <br> Just to compare, in 2010 about 78% of the closings in the Beaufort MLS were under $300,000; so this is a much more balanced trend if it holds.</big></p> <p><big>If there is bad news, it is that the number of closings per week is down over last years average.  I am not too concerned about that though, because the business closing now was written in late November then YES!!  There is no better reason better than your needs and timing.  That comes first.  But when you think further on the subject and timing, the smarter it seems.  There is a "top ten" (actually eleven, take a bonus!) list sent to me by an agent friend of mine in Raleigh NC (thanks Michelle Edwards!) and I am shamelessly reposting it here.  Enjoy, and feel free to share it with your sellers.</p> <p> </p> <p>THE TOP 11 REASONS YOU SHOULD LIST YOUR HOME DURING THE HOLIDAYS....</p> <p>11.  Selling now, you may have an opportunity to be a non-contingent buyer during  the spring, when many more houses are on the market for less money! This will allow you to sell high and buy low!</p> <p>10. You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year!</p> <p>9.  Even though your house will be on the market, you still have the option to restrict showings during the six or seven days around the Holidays!</p> <p>8.  January is traditionally the month for employees to begin new jobs. Fryer is ready to go, about half of the food is ready or ready to be popped into the oven, the dogs are sleepin, and I'm headed that way too.  Just wanted to talk a minute to reflect and share...</p> <p><strong><em>I am thankful</em></strong> for a really great year, and a strong couple of quarters to close out the year.  In my market we are still lagging behind last year, but my year has been about a gazillion% better than last.</p> <p><strong><em>I am really thankful</em></strong>that no one I've sold to has had to sell short or ended up in a foreclosure.  There are several that we have rented out, and that is working for those clients.  I have sold other agents short sales and foreclosures, but not one I put someone into. </p> <p>When I first got out of the Marine Corps, many moons ago, I did collections and repossesions for about a year... horrid work.  I know, I know, someone has to do it.. but it doesn't have to be me.  Standing in some of those foreclosures it's too easy to imagine the heartbreak that is such a sharp contrast to closing day joy.  That's why I haven't really pursued the listing of foreclosures, although I have had a couple.</p> <p><strong><em>I am grateful</em></strong> that we are frying turkeys for a couple other families this year, and that my family and I were able to deliver a couple dinners tonight to others that don't have anything.  We might do the same in the morning depending on how many drivers are already lined up at church.  <strong><em>I am grateful</em></strong> that my kids get to see that although we aren't in the most tony neighborhood, don't have the new cars, and don't have bottomless pockets for video games and clothes, we have a pretty comfortable home and lifestyle that a lot of people, people that were financially way ahead of us a couple years ago, don't have.  <em><strong>I am heartened</strong></em> that this doesn't puff my kids up with pride, but seems to sober them and give them an appreciation for the grace given us and for what we have.</p> <p><strong><em>I'm also thankful</em></strong> that we live in a country that still passes the Gates test... when gates are dropped, more people come here than leave here.  As a matter of fact, I have yet to see a rickety boat loaded with refugees leaving our shores for a better life somewhere else.</p> <p><em><strong>I am really really thankful</strong></em>that my kids are healthy, achieving, and good; and that I am still married to the girl that just made me shiver and shake 27 years ago.  Not even a whole lot of drama... I'm down with that!</p> <p>Most of all, <strong><em>I am grateful and thankful </em></strong>for a God that has sought me out, redeemed me, and made all the above possible.  In spite of all my faults, He adopted me into His family, and continues to build me and use me as He sees fit.  That is truly as awesome circumstance, one in which I can claim no credit, only the benefit.</p> <p>Thank all of market.</p> <p>All in all, this is still a great time to buy.  Although mortgage rates have started to tick up, and certainly that is the long term direction for rates, they are still at or near historic lows. </p> <p>There were 870 homes for sale in the greater Beaufort area as of Monday Nov 22, 2010.  About 15% of these were either short sales or foreclosures, and both of those categories have inched higher in the last couple of weeks.</p> <p>There were 60 homes under contract, of about 7% of the active market.  This is as high a number as we have had since late September and early October.  However, as you can see from the chart below, the overall trend for under contract homes is still down.</p> <p><img title="Current Beaufort SC Market Snapshot" src="http://activerain.com/image_store/uploads/9/1/8/4/0/ar129054513604819.JPG" height="280" alt="Graph showing actives, under contracts, and solds" width="450"></p> <p>So what does this mean?  Two things really- 1) if you are a buyer, this is an absolutely golden window of opportunity to buy, but the window is starting to close.  When rates go up, they will probably move strongly, and they won't be this low for probably the rest of our lives.</p> <p>Second, if you are contemplating selling right now, you have to be <strong>IN THE GAME!!</strong>  This is <strong>NOT</strong>the environment for those that are thinking "well, I don't really have to sell right now...." because there are too many that <em><strong>really do</strong></em> have to sell right now.  If you are putting your house on the market now, you need to <strong>CLEAN</strong> it, <strong>STAGE</strong> it, and allow it to be shown <strong>WHEN THE BUYER</strong> wants to see it.  Otherwise, save yourself and your agent some stress and wait this dance out.  You really need to be the best of the best.</p> <p>The good news is that if you <strong>ARE</strong> the <strong>Best of the Best</strong>, you will probably get around 95% of what your asking price is, and this weeks discount on list prices was tiny- less than 2%!</p> <p>Enough numbers for now... as always, if you have any
